Homeowners in Miami Lakes depend on each other to maintain their homes & property in the best condition, in order to preserve the high standards of the neighborhood and maintain property values.

The DECLARATION OF DEED RESTRICTIONS, our BY-LAWS and the TOWN CODES, have the legal effect of a binding agreement with each LOCH NESS homeowner.

Your association has met with the Town of Miami Lakes Code enforcement officers, and they have agreed to visit our neighborhood   several times per month, including weekends, up until 10 p.m. each time.

Depending on the type of violation, FINES in excess of $250 per  day, will be imposed by the TOWN, or the H.O.A., to a maximum of $5,000 per violation.

 

CURRENTLY THE MOST COMMON VIOLATIONS ARE:

1)-NO motor vehicle with lettering, logo, or other marking which identifies the vehicle (car or truck) as belonging to, or used for commercial purposes, can be stored or parked by the homeowner, tenant, or resident, between the hours of 7 p.m. and 7 a.m., anywhere in LOCH NESS, unless, such vehicle could be stored INSIDE the garage, with the garage door fully closed.

 

2)-NO TRAILERS OF ANY KIND (utility, boat, jet ski, motorcycle, etc) are allowed in LOCH NESS , unless such trailer could be stored inside the garage, with the doors fully closed. Same rules as in number #1 applies.

 

3)-NO HOUSE TRAILER, MOTOR HOME, CAMPER,

JET SKI, or TRUCK (except non-commercial use, pick up truck) are allowed in LOCH NESS, unless they could be stored inside the garage, with the door fully closed. Same rules as in number #1 applies.

 

4)-NO BUSINESS or COMMERCIAL ACTIVITY, such as:

Selling or repair of cars to others for a fee. Selling of computer, equipment, furniture and general merchandise, is NOT allowed in LOCH NESS.

 

5)-NO NOXIOUS or OFFENSIVE ACTIVITIES, such as:

Loud music, loud noise, dogs barking all night, etc shall be carried on any LOCH NESS house that could become annoyance or nuisance to other homeowners in the neighborhood. Please, keep music and noise levels down after 10 p.m. Monday thru Thursday, and Sunday, And after 11 p.m. Friday and Saturday nights.

 

6)-NO DANGEROUS or EXCESSIVE NUMBERS OF PETS ARE ALLOWED. Please refer to Miami-Dade County code. All cats and dogs must have the proper licensing, as required by LAW. DOGS are not allowed to run freely on the streets. Use common sense.

 

7)- PARKING in the grass and swale area of our neighborhood parks is NOT allowed. Violators will be FINED and cars will be towed away at the owner’s expense.

 

8)-NO MODIFICATION of the OUTSIDE of your home, including landscaping, driveway, and painting of an unauthorized color, is allowed, UNTIL approved by the TOWN and or the Home Owners Association.

9)-GARBAGE and TRASH collection must be handled according to schedule. You may not place containers at the curbside before 4 p.m. the night before the collection, and containers must be removed from the curbside by not later than 8 p.m. on the day of the regular collection. The GREEN containers are collected twice a week, in the morning of Tuesdays and Fridays.

THE BLUE containers are collected every other FRIDAY. (See next page for details)

Blue containers will be collected on January 28,

February 11, and every 2 weeks thereafter.

 

 

10)-CHRISTMAS and HOLIDAY DECORATIONS must be taken down and stored, not later than 30 days after the holiday event. The same rule applies to the old and now dead Christmas tree, placed outside of your home.

 

11)- DEED RESTRICTIONS, REGARDING CARE AND APPEARANCE OF PREMISES.

Restrictions call for ROOFS, SIDEWALKS, and property in general to be CLEAN. Stains must be removed. Grass must be replaced or cut when necessary, and the House must be painted (color code approved) as often as needed. Each homeowner is responsible for his driveway and sidewalk to be free from stains, mildew, and safety hazards.

OTHER SAFETY RECOMMENDATIONS.

Due to the high number of cars and homes being vandalized or burglarized, we strongly recommend that all LOCH NESS homeowners keep at least 1 light in front of their homes (ON all night).
